Occupancy Check

At assignment we always hit the ground running and provide same day occupancy back to the client. We always adhere to client specific procedures.

Inspections

The BAM Team adheres to all client specific expectations for our inspections. We provide detailed date stamped pictures and deliver on-time reports. At no time will BAM outsource any inspections to a 3rd party. We only take listings in our coverage market area.

Broker Price Opinion

Our extensive market knowledge and understanding of renovation cost makes our BPO reports second to none. Whether your BPO is for acquisition, disposition, or regulatory compliance, our reports are detailed and On-time. We also have our own forms if needed.

Relocation Assistance

Our team goes above and beyond to negotiate the best terms for the client while pursuing a dignified exit solution for the occupants. In the event of a personal property eviction, we work diligently to locate the former occupants or heirs, often utilizing skip trace software to find them and offer relocation assistance. We proudly execute a 94% relocation rate.

Code Violations

Our team has a long history working with local code enforcement officers. Upon assignment we not only search public records, vacant property registries, but also reach directly out to code enforcement and building departments to see if there are open violations or fines accruing. Upon assessment we take quick action to request time to sort out the situation and obtain bids for repair all while keeping the client and code enforcement officer in the loop until we can get the violations closed. BAM has been very successful in negotiating large code enforcement fines down to administrative cost and/or completely removed all together.

HOA's

Welcome to Florida!! The land of Sunshine and tough Home Owner Associations. Upon assignment we identify if the subject is located in an HOA and search for liens against the property. We quickly find out who is handling collections for the Association and work diligently to obtain a pay-off and make sure the client does not have to pay anymore than they have to in accordance to the Safe Harbor Provision. Our team is very proactive in reaching out to HOA's periodically to see if there are any new violations, as we know once a property is on their radar, it stays there. All violations are expedited with the utmost attention to ensure No fines are assessed to the client and we are good stewards to the community. 

Utilities

Upon assignment we check all municipalities for balances due and  work diligently to obtain pay-off breakdowns. Once the accounts are paid-off we will maintain utilities in our brokerage name and invoice monthly until disposition. 

Vacant Property Registration

Upon assignment we run the property through the Vacant Property Registry to ensure compliance. We will relay the findings to the client and will assist in bringing the subject into compliance if needed.

ReKeys

Securing your asset is crucial to prevent liability and protect your investment. We ensure vacant properties are secured the same day as the occupancy check/lock-out. Securing pools and other structures is of the utmost importance to us too. Securing bids are handled expeditiously to ensure your property is secure ASAP.

Property Preservation

Our established team has long standing relationships with many of our service vendors. We only utilize licensed and insured vendors who are skilled and competent in their trades. At BAM we are hands on and oversee all repairs and renovations. Whether it's your contractor or ours ,  we make sure All repairs and renovations are completed within Scope and On Time!

Evictions

Understanding the complexities of State and Federal eviction laws is imperative in this day and age. Upon assignment BAM will post all necessary notices to the occupant and collect pertinent data to help the client understand who lives in the subject including any active military service members. We will support the eviction manager and attorney's needs in any legal way possible to reduce days in inventory. Our approach to lock-out has an emphasis on safety first, compassion, and compliance to local laws. We always meet law enforcement at the time of lock-out and facilitate preservation vendors presence.

Board-up & Trashout

Trash-outs, & On-going Services: BAM only works with licensed and insured vendors who are vetted and understand default servicing protocol, including HUD securing requirements. We strive to obtain competing bids to keep client costs down and we personally oversee all work to ensure compliance with state and local governments. Our boots on the ground ensure sure on-going services are completed in a timely fashion and  we make sure your property is well maintained, free & clear of health & safety issues, and the property is being presented to the public in the best way possible.

Marketing

BAM is not your typical REO Shop! We have always handled traditional sales and our buyers agents love to sell our REO's! We treat all of our listings with the same time, effort, ad spend, and attention to detail. All of our listings have professional signage, professional HDSLR photos, and 360 on-line virtual tours with video. Our digital and social media marketing syndicates to 100's of real estate websites and crates a buzz for your property.

Signage

Besides the obvious For Sale Sign in the yard, BAM also provides directional signs leading up to the property and post No Trespassing signs to meet VPR ordinance requirements.

 License, Insurance, & Capital

BAM is licensed to practice real estate in the entire state of Florida. We meet all client expectations for insurance, including: General Liability, E&O, Workers Comp, and Auto Coverage. We are well funded and have the capital to manage our clients portfolios.
